Phase I Environmental Site Assessments:

A Phase I Environmental Site Assessment consists of a thorough inspection of a subject property and the surrounding properties to investigate current land usage with a view to determining if current land use on or off the subject property has the potential for creating environmental liabilities relating to the subject property. This investigation also includes a historical background search of the subject and surrounding properties using land titles, aerial and historical photographs, fire insurance maps, reverse telephone directories and other sources to search for any source of possible historical contamination from past on or off site land usage. Regulatory agencies including municipal/provincial authorities are also asked to provide information relating to any records of hazardous spills or storage of hazardous/restricted substances.

Phase I Environmental Site Assessments prepared by Shelby are conducted in accordance with standards published by the Canadian Standards Association (Z768-01).

Phase II Environmental Site Assessments:

A Phase II Environmental Site Assessment consists of an intrusive investigation of the subject property, and is conducted in response to any potential sources of environmental liability identified during the Phase I Environmental Site Assessment. The Phase II Environmental Site Assessment includes soil/water sampling, vapour screening and chemical analyses, with a subsequent comparison of test results to current published provincial and Canadian environmental standards.

Phase II Environmental Site Assessments prepared by Shelby are conducted in accordance with standards published by the Canadian Standards Association (CAN/CSA-Z769-00).

Phase III Environmental Site Assessments:

A Phase III Environmental Site Assessment consists of monitoring of the removal of any materials found to exceed the published criteria during the course of the Phase II Assessment. The Phase III Environmental Site Assessment entails extensive soil sampling and testing to ensure the full extent of the affected soil has been removed. A typical Phase III Environmental Site Assessment project would be the removal of a leaking underground petroleum storage tank and all associated impacted soils.
